A History of Innovation
Life Science and Advanced Manufacturing
For 125 years, the Navy Yard served as Philadelphia’s hub of naval innovation. Today, that legacy continues as the Navy Yard has evolved into a nationally recognized research, development, and advanced manufacturing campus, attracting companies from around the world across three areas of particular strength: biotech and life sciences, defense and maritime, and advanced materials and coatings.
Philadelphia is the birthplace of the cell and gene therapy industry, and the Navy Yard has become a leading destination for life sciences companies, with the one of the country’s largest concentration of purpose-built cell and gene therapy cGMP facilities. Building on its naval heritage, the continued presence of the U.S. Navy, and a growing defense industrial base, the Navy Yard is also emerging as a center for defense and maritime innovation, technology integration, and advanced manufacturing. Its established paints and coatings cluster provides another specialized ecosystem for the research, development, testing, and commercialization of advanced materials and coatings technologies.

Today, work does not only happen in office buildings, lab buildings or manufacturing facilities. A new generation of creative professionals and makers requires unique spaces that allow them to flourish. As part of future phases of development, The Navy Yard will offer space for artisans, brewers, coffee roasters, distillers, bakers, furniture makers, fashion designers, and other artisans that can be multi-functional, incorporating workshops, manufacturing, office, and retail components.
Medical Services
Conveniently located right off I-95 and with ample free parking and plenty of outdoor space, the Navy Yard has seen a growing medical office presence as health groups prioritize the patient experience. The Navy Yard is currently home to Jefferson Health’s Medical Pavillion, the Vincera Institute, and offices for Rothman Orthopaedics, LabCorp, Mid-Atlantic Retina, and Philadelphia Hand and Shoulder, all of which are located at One Crescent Drive. Two adjacent development sites allow for the continued expansion of medical services at the Navy Yard as the campus and city continue to grow.
