1201 Normandy Place
Building Breakthroughs Together
1201 Normandy Place is the first speculative multi-tenant research and development lab building at the Navy Yard. The building, developed in consultation with CRB, a leading lab designer, was designed to be the most advanced building of its kind in the region. At four stories and 137,000 square feet, 1201 Normandy is optimized for cell and gene therapy companies and maintains the flexibility to accommodate a wide variety of life science and biotech users.
User-specific considerations include 15’-16’ floor-to-floor heights, backup power generation, in-place HVAC systems, 2 loading docks and a 5,000 lb freight elevator, predetermined clinical GMP space, 22’ x 50’ column spacing, tenant balconies, and more. The robust utility and safety features include a central plant HVAC system with water cooled chillers, customizable electrical output and layout as well as built-in emergency power. Occupants have access to collaborative work spaces, outdoor balconies, and a first floor café, in addition the Navy Yard’s first mixed-use residential and retail project just across the street.

The Navy Yard is a Philadelphia-powered community, and we understand what it means to be stewards of this city; Philadelphia is our home, too. Therefore, our entire $2.6 billion investment in the Navy Yard is committed to Environmental, Social and Governance (ESG).
We prioritize ways of empowering Philadelphia and Philadelphians and are inclusive at all levels and across all aspects of our activities. This includes extensive and deeply felt diversity, equity and inclusion initiatives to create and grow capacity for established and emerging businesses which will provide $1 billion of opportunity to minority and women owned companies.
Sustainability is a foundational value that permeates all aspects of our work and we deliver environmental best practices in a manner that is responsible, measured and deliberate. Our commitment to the health of the environment extends beyond just pursuing Philadelphia’s first LEED-certified neighborhood. It extends to the health and wellness of the people who occupy our buildings and leverage an extensive network of public parks.
We will do all of this with transparency and pride, reporting on our progress to our E/M board, PIDC and the City of Philadelphia.

The Foundation is dedicated to providing education, job training, access to capital, mentorship and wealth creation opportunities. We made our first donation – $100,000 to the Navy Yard Skills Initiative, a workforce development program – and we look forward to doing much more.

The Future of the Navy Yard Starts Now
PIDC and Ensemble/Mosaic Reveal 2022 Navy Yard Plan
What’s next for the Navy Yard? Ensemble/Mosaic and PIDC, working with James Corner Field Operations, have revealed the 2022 Navy Yard Plan – a transformative roadmap for equitable growth. During the next 20 years, this plan will deliver 12,000 new jobs, 8.9 million square feet of new life science, commercial, residential, retail and mixed-use development and $6B of new investment—of which, $4.8B will be generated by Ensemble/Mosaic’s development initiatives.
